EMPLOYER PROVIDED HOUSING

Most of JEPIK teachers live in employer provided housing. Typically, although there are exceptions, One-room (studio type apartment) is the most common one.

As per your contract, you will be supplied with the following in your apartment:

  • A bed
  • A table
  • A chair
  • A closet
  • A gas or electric range
  • A refrigerator
  • A washing machine
  • A TV set
  • Air-conditioning is not included but most apartments will come with this.

When you first arrive, please check that all the employer provided housing items are available (and their conditions as well) in your apartment. If not, please notify your co-teacher.

If any of your employer provided items break or become unusable during your time of employment, Please talk to your co-teacher / office of education.

Please see Article 12 (Housing) in your contract for more information.

COUPLE HOUSING

Please note that couple housing is ONLY FOR MARRIED COUPLES who are both on EPIK contract and submitted a joint application when applying. In this case, Office of Education will organize a house and each O.E has different ways of getting couple housing. If you have any special request, Please contact the office of Education.

Please contact the office of education in your region if you have any questions or requests.

If you are an unmarried couple- Sorry, the office of education cannot provide for couple housing.

ITEMS AT HOME

When you arrive your new apartment, you are lucky if the previous EPIK teacher has left some living items for you- However, you will need to buy some items for yourself.

We are so lucky to live in on-line shopping wonderland, Here are some websites to use

  • Karrot(당근마켓)
    you can sell or buy used items. Sometimes you can get items for free
  • Coupang(쿠팡)
    the most common shopping app that Korean use. fast delivery :)
    Also they do have some items from overseas. If you are craving for your home product, try search it. who knows!
  • Daiso(다이소)
    Daiso is not the online shopping app but you can find the store easily around you.
    They are well-known store where you can find everything for household items for a cheap price. It's like a dollar store, but with way better quality then dollar stores back home.

CHANGE OF ADDRESS

Please note that you need to inform immigration of your change of address withi 14 days of the start of your new lease. If you do not report, you could be subject to a fine. You can do this by visiting immigration or your local district office with your ARC, passport and signed lease. Alternately, you can report online by visiting hikorea.go.kr

KEY MONEY DEPOSIT

Many of you may not aware of the concept of Jonse (전세) and Wolse (월세) when looking for an apartment in Korea. The deposits required for these systems are referred to in English as "key money".

Jonse is when a tenant puts down a significantly large amount of key money and lives in the apartment rent-free.

Wolse is a key money plus monthly rental system which is the advisable option for GETs. With the wolse system, the key money required for a small apartment suitable for a GET ranges between 2 million to 5 million won. This money needs to be paid upfront so please budget accordingly should you wish to choose the housing allowance option. The money will be returned to you upon successful completion of your lease. The key money amount can be negotiated with the landlord and the higher key money you put down, the lower your monthly rent will be. The general rule is that 1 million won extra added to the key money results in a 10 000 won reduction in monthly rent.
